Furthermore, we take the approach that you hire an attorney to represent you and therefore when we represent a client in a residential real estate transaction the client will have direct contact with the assigned attorney.
In representing purchasers of residential property we work with your real estate agent in finalizing the contract of sale, we review the terms and conditions of the contract with you to assure that you understand your rights and obligation under the terms of the contract, we perform the examination of title to assure that the title to the property you are purchasing is free and clear of any lien and the chain of title to the seller is unbroken and is good and marketable. We obtain the necessary title insurance required by your mortgage lender and the fee policy to insured your interest in the property. Furthermore, we coordinate the closing with the lender’s attorney, the seller and you. We attend the closing with you, review the loan documents and seller closing documents and record the deed, mortgage and any necessary title affidavits.
In representing the seller of residential property we work with your real estate agent in finalizing the contract of sale, we review the terms and conditions of the contract with you to assure that you understand your rights and obligation under the terms of the contract, we coordinate the update of your search and survey and will review the title and prepare any necessary affidavits or documents required in order for you to provide the purchaser with clean and marketable title, we will obtain all necessary tax receipts and certificates required to be provided to the purchaser, we prepare all of the closing documents and meet with you to review the closing documents and have you execute the same. Finally, we attend the closing on your behalf, collect the proceeds of the sale, arrange for the payoff of any and all liens on the property, pay all of the closing costs and remit the new proceeds to you in a timely manner.
